Can you hold a place before I apply?
We wish we could hold a home for everyone, but in fairness to all prospective residents, properties are rented on a first-come, first-served basis once a completed application and required fees are received. If you have found a place that feels like home, we encourage you to apply as soon as possible — we want to help you secure it. -
Do I pay the first month's rent and last month's rent with my security deposit?
Move-in costs vary by property, but residents are typically required to pay the first month's rent and a security deposit prior to moving in. We believe in full transparency, so all move-in costs will be clearly outlined before you sign. -
How old do you have to be to apply?
All applicants must be of legal age to enter into a lease agreement, which is generally 18 years or older. This ensures that every resident can be a full, protected party to their lease from day one. -
Is the deposit refundable?
Yes, security deposits are refundable provided the home is returned in good condition, normal wear and tear is accounted for, and all lease terms have been fulfilled. Any deductions for unpaid rent, damages, or cleaning will always be communicated clearly and honestly. -
Who needs a cosigner?
A cosigner may be required when an applicant does not yet meet our income, credit, or rental history qualifications. Cosigners must satisfy our financial requirements and Guarantors sign the same lease as a financially responsible party. We work with applicants to find a path forward whenever we can. -
You have a property I want to rent. How do I apply?
We make applying as straightforward as possible. Applications can be submitted online or in person and require a completed application, application fee, and supporting documentation such as proof of income and a valid form of identification. Our team is here to guide you through every step of the process. -
How do I pay rent?
Paying rent should be simple and stress-free. Depending on your property, payment options may include an online tenant portal, automatic bank transfer, or check and money order. We are committed to providing residents with convenient, reliable ways to stay on track. -
I want to get a pet. What should I do?
We love that you are thinking ahead. Before bringing a pet home, review your lease agreement and reach out to our management team. Many of our properties welcome pets with an additional pet deposit or monthly pet rent, though some do have restrictions. We will always give you a clear, honest answer so you and your furry companion can plan accordingly. -
I want to move out, but my roommate wants to stay. What should I do?
Lease agreements hold all tenants jointly responsible for the full lease term, so a change like this requires careful coordination. If your roommate wishes to stay, they may need to qualify independently or with a replacement tenant, subject to management approval. My lease expiration is coming, and I want to move out. What should I do?
We appreciate residents who plan ahead. Most leases require written notice before vacating, so be sure to review your lease for the required notice period and submit your intent to vacate in writing before the deadline. Who is responsible for paying for repairs and maintenance requests?
Keeping your home in great shape is a shared responsibility. Our property management team handles routine maintenance and repairs, while residents are responsible for damages resulting from negligence or misuse. We ask that all maintenance requests be submitted promptly through the appropriate channels so we can respond quickly and keep your home comfortable and well-maintained.
