Am I required to make my property available to Section 8?

Can I reach you after hours?
Yes. We understand that urgent situations can happen outside of normal business hours. Our after hours phone is available strictly for maintenance emergencies only. For all other inquiries, please contact us during regular business hours and we will be happy to assist you. -
Can you put the money directly into my account?
Yes, we offer direct deposit for all owner disbursements. Our goal is to make the financial side of ownership as seamless and stress-free as possible, so your rental income reaches you on time, every time. -
Do I get to see the lease or sign it?
Owners are welcome to review the lease agreement before it goes into effect. As your dedicated property manager, we handle the lease signing on your behalf, keeping the process smooth while ensuring you remain informed and in control. -

We are happy to have that conversation with you. If buying or selling is on your radar, reach out and we can discuss what options and resources may be available to support your goals. -
How and when do I get my checks?
Owner disbursements follow a consistent schedule, typically through direct deposit, after rent has been collected and any applicable expenses have been accounted for. Owner statements and payments are sent between the 15th and 20th of each month. Transparency and timeliness are priorities we take seriously. -
How is rent collection handled?
We offer multiple rent payment options, including convenient online payment methods, to make the process straightforward for residents and reliable for owners. Late payments are handled promptly and in accordance with the terms of the lease. -
How long of a lease do you sign?
Standard lease terms are typically one year, though we work with owners to find terms that best suit market conditions and individual preferences. Flexibility matters, and we are here to find the right fit for your property. -
How much security deposit do you charge the tenant?
Security deposit amounts are set in alignment with market standards and applicable legal requirements. State law does not allow a security deposit of more than one month's rent, and we set the specific amount within that limit based on factors such as rental price and tenant qualifications — ensuring everything is handled properly and compliantly. -
How soon can you start managing my property?
We can get started as soon as the necessary agreements are in place and your property is ready for leasing. With over five decades of experience, we know how to hit the ground running. -
What type of properties do you manage?

What type of reports do I get and how often?

Who holds the tenant security deposit?
Security deposits are held in a dedicated account in accordance with local laws and regulations. Proper handling of tenant funds is something we take seriously, ensuring everything is managed compliantly and with complete accountability.
