  • How do I set up an appointment to see a rental property?

    We show property Monday through Friday from 9:00 AM to 4:30 PM. You can schedule a showing online through our website at www.kahlerpm.com. You can also make an appointment by calling our office at (605)343.7525. Our showing schedule fills up rapidly so please call at least one day in advance.

  • How do I apply for a rental property?

    You will need to make an appointment to view the property or have someone view the property on your behalf. At that time our staff will show you the unit and give you an application. You can either complete the paper application or submit an application online. Everyone over the age of 18 must go through the application process so each adult needs to submit a separate online application. The application fee of $50.00 per adult needs to be paid at the time you submit your application. If you would like KPM to hold the unit for you the hold deposit must also be paid at the time you submit your application.

  • What are your qualification requirements?

    We require two favorable landlord references or two items of good credit at least two years old. Our income requirement is that the rent cannot exceed 40% of your gross monthly income.

  • What if I don't have any landlord references or credit?

    We would ask for a Guarantor. A Guarantor can be anyone over the age of 18 that can qualify through our application process. They will need to pay the $50.00 application fee and put their information on the application. The same application procedure will apply to the Guarantor.

  • Do you allow pets?

    Each individual owner makes the decision of whether or not to allow pets in their properties. It does vary with each property. Due to our company liability insurance we do not allow the following breeds (or any mix thereof) in any of our properties: Pit Bulls (including, but not limited to American Pit Bull Terrier, American Stafforshire Terrier, American Bully and Staffordshire Bull Terrier), German Shepherds, Malinois, Rottweilers, Doberman Pincers, Akitas, Siberian Huskies, Chow Chows, Wolf Hybrids.

  • I would like to get a roommate. What do I need to do?

    You will need to have your prospective roommate fill out an application and bring that into our office along with the $50.00 application fee. We will run the application. As long as they are approved through the application process we will add them to the lease.

  • What if I have an emergency over the weekend or after the office is closed?

    We have an after-hours pager that you can call for emergencies only. The pager number is (605)430-0867. If nobody answers when you call this number there will be a message, just like an answering machine. Please leave your name, phone number, address and a brief description of the emergency. Someone will return your call. DO NOT SEND AN ONLINE MAINTENANCE REQUEST FOR EMERGENCIES.

  • If I lock myself out, will you come and unlock my door?

    If you lock yourself out during normal business hours, we will set out a key for you to pick up or, if someone is available, we can come and let you in. If it is after hours you will need to call a locksmith. Please keep in mind that if you break in through a window or a door you will be billed for the repairs.

  • Is it possible to secure a property before moving to the area?

    If you have family members or friends in the area we can show them the property on your behalf. If this is not an option we can email pictures to you. Please keep in mind that once you have submitted an application and been approved we can retain your security deposit if you change your mind once seeing the property.

  • How much do the utilities cost in any particular rental?

    If we do have an average utility cost for the home it will be posted on the listing. Please keep in mind that the average has been given to us by the previous occupant and we cannot guarantee that your utility costs are going to be the same. There are a number of factors that can influence your heating, electric and water costs.

  • Why should I pay the hold deposit?

    When the hold deposit is paid KPM will hold the unit for you until you move in. KPM will not take any other applications on the property once the hold deposit is paid. Once your application is approved the hold deposit becomes your security deposit. We cannot hold the unit, approve your application or enter into a lease until the hold deposit is paid. If you choose not to pay the hold deposit you need to understand that we can and will take other applications. If another applicant pays the hold deposit we will place your application on hold and move forward with the other applicants.
